Does My Landlord Have to Mitigate Damages in Illinois?

If you're renting in Illinois, your landlord is required by law to try and find a new tenant to replace you if you move out early.

According to Illinois law, a landlord must mitigate damages if their tenant leaves the rental unit and breaks their lease. They are legally required to make a significant effort to find a new tenant as quickly as possible to reduce the amount of rent they lose by having an empty unit. This means that they must advertise, show, and attempt to fill the unit the same way that they would with any other unit.
