How Long Does a Landlord Have to Fix Something in Florida?

Your landlord has seven days to make a repair in Florida before you can terminate you lease agreement.

Assuming that the issue you're dealing with is a violation of Florida's warranty of habitability, state law first requires that you notify your landlord of the issue and allow seven days for it to be fixed.1 If nothing happens after a week, then you can start thinking about your options.

Although the law does not require it, you should send your landlord notice of the problem via certified mail so you can have proof of delivery. In the letter, be specific about the problem and let them know that if they don't make the repair, you intend to terminate the rental agreement.
