I've been living in this lovely two-bedroom apartment for a little over a year, but couldn't hack the covid isolation and have decamped to the south to stay with family until my office reopens. This apartment is in a small, 4-unit building on a residential block at the border of Clinton Hill and Bed Stuy. Sublet is landlord-approved. The unit takes up the whole second floor of the building, and I have converted the second bedroom into a living room. I use the "living room" space as a dining room per the photos. The living room / second bedroom gets gorgeous light, and I'll be leaving my large tree there, so will be looking for someone who's willing / able to water it every now and then. The couch pulls out into a comfortable futon, but I wouldn't recommend having someone stay in that room full time. The living room also has a tv, plenty of shelving, and a nook that is begging for a desk if you need a place to work. There is a closet in that room as well, but it is full of things like tools and the vacuum cleaner. The kitchen has a window plus a new counter, sink and five-burner stove that were installed when I moved in. The dining room has a closet that will be emptied for your use. The bedroom has a full size bed and faces the back of the building. The two windows look out onto the tree-filled yards of the surrounding brownstones and give great light. It is peaceful and extremely quiet. There is no closet, but the large dresser will be empty and available for you to use. I assume renters looking at this listing know a bit about the neighborhood, but to give a quick plug, it is a very charming place to live. The Greene Hill Food Co-op is very close by if you're into local produce, and there are several other excellent grocery stores in the area. Mekelburg, Pilar's, Madame Poupon, Hart's, Speedy Romeo, Taylor Made, and Emily are great restaurants within walking distance. The Y and the Bedford branch of the library are also close by. The northbound B48 to Williamsburg stops literally in front of the building, and the southbound stop to Flatbush is one long block away. I'm a few blocks from the G and less than ten minutes from the C, and street parking is generally available. Small pets that stay in cages / aquariums are fine, but no cats or dogs please. Heat is included along with two window A/C units. The nearest laundromat is about two blocks away. Logistical details: I'm hoping to rent out the unit for 3 month intervals to leave myself the option to come back when my office reopens, likely next summer. Please be ready to provide proof of income and rental history. If you have lived at an apartment that is professionally managed, I will want to speak with them. I am flexible on what proof of income/payment history could look like and have no desire to make this process onerous. Because the apartment will come furnished with my belongings, I'll also want to have a conversation about shared expectations. I'll need this information for all adults living in the unit, and will want all adults living in the unit to sign the sublease agreement. I will require a safety deposit of $1,500 to be returned at the end of the sublease provided there is no damage to the apartment or my belongings. You will be responsible for utilities (heat and water are included), which generally come to a little more than $100/month.
