What are you looking for in a tenant?

We need a tenant that can finish the terms of our current lease which has 6 months left. Renewing the lease under your name is an option if you qualify. NOT renewing is also an option under. Our rental lease terminates (04/30/2021). IF YOU WISH TO RENEW LEASE UNDER YOUR NAME: 45 days prior to the termination of the lease (03/15/2021), YOU WILL receive a letter from our landlord asking if WE (the current tenants on the lease) plan to renew the lease. The only way to renew the lease is with our personal physical presence and our signature. If you fell in love with this beautiful Rent-Stabilized 2BR apartment, and you have the proof that you have paid 6 months of rent, and proof that you earn more than 80K LEGALLY in your tax returns, and you have good credit, I see no reason why the landlord would not transfer our lease to you. IF YOU WISH TO NOT RENEW THE LEASE UNDER YOUR NAME: Please HAVE READY paper or digital proof of your last 6 months of rental payments to your landlord PLUS the last 6 month bank statement showing the rental deductions coming out of whichever bank account you use. Please have handy your ID ready. If your name matches all documents the subletting process will become much easier. If you wish to not disclose your financial information, we will not trust you. You will have to pay us the 6 months in advance: $2378.85 x 6 = $14,273.10. NO EXEMPTIONS. AFTER THE TERMINATION OF OUR LEASE A MONTH-PER-MONTH AGREEMENT BEGINS BETWEEN THE TENANT AND THE LANDLORD: If the landlord agrees to accept the payment after the termination of the lease (04/30/2021) that means that the landlord is agreeing for you to stay at a pay-per-month basis. Rest assure that if the landlord does not accept the payment, that means YOU WILL BE EVICTED. Otherwise, you can continue submitting payments at a month-to-month basis until the landlord decides to NOT ACCEPT THE MONEY. You have been adviced. We are dancers, we use to have a dance business in Times Square (Dardo galletto Studios) with a good source of income. Now the business is closed and we are suffering. We have been living here for 5 years.

What do you love about this place?

This place is wonderful, incredibly cheap (when we had a job!). It's Rent-Stabilized. Living room, small alcove, one large bedroom, one medium size bedroom, and a spacious kitchen. Incredibly BIG windows. Natural light on every corner. Private entrance to a HUGE courtyard. My dog will really miss this place. I just don't want to start crying.

What isn't so great about this place?

It's on the 4 walkups pre-war building. The laundry room is in the complex, almost a block away.
