Private room in Manhattan, NY

I am moving out of state and need someone to take over my room for the last 2 months of the lease. Room is very spacious at about 150 square feet with 3 large windows letting in A LOT of natural light that warms up the room, window is set up for an AC unit, closet is large with lots of shelves, large storage unit above closet, top floor of building (nobody making noise above you!), located RIGHT on top of the ACBD 145th street subway station (only 1 minute walk to station, 10 minute express train ride to midtown), located on a busy street (near grocery stores, laundromats, pharmacies, food, restaurants, etc), roommates are both female and very nice and often not home, apartment is quiet and we have guests over but never parties or loud music, perfect for a good apartment to live in temporarily. If tenant decides to stay longer, new 12 month lease starting May 1st can be signed. Not ideal for someone that loves to cook or bake because the gas in the building is currently being repaired, should be turned on soon but might be at least 1 more month. We have a hot plate, microwave, and toaster oven to do all cooking. Rent is reduced 10% while gas is still out, so rent can be as low as $1071 instead of $1190 Preferably female, non smoker, working professional willing to apply to join lease (40x rent in salary, proof of salary, or guarantor with 80x rent), or willing to pay 2 months upfront if not on lease and option of $180 NON-refundable deposit to me (2 months worth of 12 month deposit) or full deposit of $1083 that is likely refundable by management if no damage caused
