Private room in Central LA, CA

I have a great apartment that is literally at the foot of Runyon Canyon. 2 bedrooms, 2 bathrooms, a rooftop pool/jacuzzi and grills, one of the best views in LA! We also have our own great, big patio that your room would walk out to. Tandem parking, gas fireplace and the laundry is right across the hall from the unit. I have lived in the building for 3 years, I really love it here. I am open to men or women and am looking for someone to move in anytime between August 15th and September 1st. If you want to move in in August I would pro-rate the month and would need that, first month's rent and the security deposit upon movie. Rent + all utilities + shared common area cleaning service twice a month only + filtered water cooler is $1600 a month with an $800 security deposit. I have a cat, so I can't have anyone that is allergic. I am also 420 friendly and sometimes smoke in my bedroom or in the living room, full disclosure! Its a beautiful apartment, and I typically get a cleaning service once every two weeks. I am definitely not a clean freak, but do my best to keep the common areas as clean as possible. I'm super laid back and accommodating, looking for someone that vibes with that. This would be a sublet, but I am not looking for someone transient, I just don't want to add someone to my lease until I know it is going to workout long term. Also, if I added someone the rent might go up so for now, the sublet is the best thing. I will have a sublet agreement we would both sign and would need 60 days notice if vacating. Sorry I know this is a lot of little nit-picky things but I have had some very bad experiences with roommates and need to make sure everything is laid out and planned so we are both protected! I have all of the common area furniture and all of my kitchenware is yours to use as well. I do not have a bed for the 2nd bedroom or any other furniture so that would have to be brought by you.
