Private room in South of Market, CA

I have a room available in my 2 bed, 2 bath corner unit in the new 855 Brannan building. Lease will be for 12 months and can be started any time between May 23rd and July 1st. The bedrooms are separated by a large living room and kitchen and the washer/dryer is located in the hallway next to the front door. The unit is a corner unit with views over the Mission all the way up to Twin Peaks. The available room is facing South West so doesn't get any direct sunlight in the mornings and gets great views in the evenings of the sun setting. I personally love my apartment so I take great care in furnishing it. The living room comes with a large corner sofa, a replica Papa Bear arm chair, and a TV hooked up to an Apple TV, Chromecast, and a PS4. The kitchen is fitted with a large refrigerator with a big freezer drawer at the bottom half, a dishwasher, oven, and plenty of food storage space in the cabinets. I have enough plates, silverware, etc. for a large dinner party too so no need to bring your own if you don't have any. I've put up two islands in the kitchen too to give us plenty of eating space and storage for cookware. In terms of tech, the entire apartment is covered with Philips Hue lights and I'm constantly adding more or finding new ways to control the apartment with Homekit. There are Sonos speakers in every room (except the room for rent) so if you have a speaker too it'll easily connect up to the whole house. I have spare Hue bulbs too so if you have regular bulbs you'd like to switch out for Hue bulbs just let me know. The building has regular parking (not stacker like other buildings) and is $300 per month per car. If your dog is hypoallergenic then I may be comfortable having it in the house (I'm allergic) but the building requires $75 per month per pet. About me, I'm a 27 year old designer from Scotland. I've lived and worked in San Francisco for 7 years now. I'm relatively laid back and I'm not much of a nightlife kind of person and prefer Netflix, video games, or getting food with friends. Totally cool with people who are into wilder nightlife's (and I'll join you on some of them) just don't bring too much of it back to the apartment. My hobbies are mostly playing soccer, watching formula 1, playing video games, and going on little road trips with my girlfriend and her dog every other weekend. My girlfriend lives in the same building but doesn't live with me which means I'm sometimes at her place for the night or she's at mine. It means you should have the apartment to yourself a few nights a week when I'm not staying at home. She also has a Miniature Schnauzer which pays a visit a few times a week, so if you're afraid of dogs you'll want to find somewhere else. You're welcome to apply as a couple but I'm asking for an additional $450 per month for the additional person in the bedroom. My reasoning is because it means the common spaces are now shared permanently between 3 people instead of just 2. Things like the washer/dryer, kitchen, living room, and common storage space. The total before utilities for 2 people sharing that room will be $3,150.
