Private room in Manhattan, NY

Looking for someone to take over a lease from January 1st, 2019 to May 31st, 2019. This listing is for one bedroom (with a shared bathroom) in a two bedroom apartment. The other bedroom is occupied. I am leaving NYC because I am traveling for work often and am moving back with family while I travel. The existing roommate is looking for a young professional (preferably 20 to 30-something) to take over the remainder of the lease. What is required is first months rent (will paid directly to leasing company) and security deposit in same amount will be paid to me (existing security deposit with leasing office will be transferred into your name). Located right in Spanish Harlem (2 blocks from the 110th MTA stop - easy access to the 6 line), this is your larger-than-average private NYC bedroom with exposed brick walls and hardwood floors. The room has four windows with one in-window A/C unit. There is a beautiful tree outside the windows so you get the perfect amount of natural shade (and it is pretty to look at!). The room also comes with a nice sofa/fold out bed (provided by leasing company) otherwise, the room will need to be furnished by new occupant. I am willing to sell/offload new queen sized IKEA bedframe if interested. There is a connecting, shared bathroom with large bathtub and washer/dryer (for laundry) with the other bedroom. The overall apartment is a walk-up and is the top apartment in the building. There is easy access to rooftop as well. What do you love about this place?
