Why are you looking for a renter? I am moving in with my partner and looking for someone to take over my lease in a great and quite apartment. I am willing to include some of my furniture for free in the lease. What do you love about this place? This studio alcove is spacious and has an in-unit washer dryer, modern kitchen, great bathroom and in-unit A/C with large windows for good light. The unit is extremely quiet and far from the elevator and recycling / garbage on the floor. The neighbors are quiet and respectful and the staff is great. The building itself is a Doorman Building, with Roof and Gym and is above Gotham Market. In terms of additional ammendities: There is a game room to unwind, a test kitchen for building sponsored cooking classes, a curated art gallery, a business center, and an unrivaled health club with spinning and yoga classes offered daily. Gotham West, the apartment building, features architectural details that connect the indoors with large landscaped outdoor areas with functional areas ranging from The Perch a serene second floor hide-away overlooking a large private courtyard to Gotham Wests more intimate sky lounge that opens onto a roof deck with movie screen, misting wall, and places to socialize while overlooking the Hudson River. The building provides concierge services, breakfast offered weekdays and shuttle services (mentioned below) during rush hour. The building is close to major subways and offers a free shuttle service to Grand Central. Its close to the water, which is great for nights and weekends. The rent is $2,925 per month and start date is flexible between 9/20 and 10/1. End of lease is 7/31/19. There is a potential ability to renew the lease as negotiated with the building. Here are some details about what is needed to take over the lease: An individual needs to make 40x rent, or a guarantor needs to make 80x rent. If this works for you, I can direct you to a site, where you can fill out an application for the building. Once there, you will fill out a form and need to provide the following documents: copy of you (and guarantor's photo ID), filled out and signed Authorization Form to Release Records (on website), 2 most recent pay stubs or 2 most recent years of tax returns (showing that gross annual compensation meets the above guidelines). Most recent complete bank statement from leaseholder (you) and guarantor. If and once approved, assignor(s) & assignee(s) would be signing hard-copy assignment documents and returning them to us. If signing is occurring outside the leasing office, the documents/signatures must all be notarized.
