I am moving out of my 2BR/1BA apartment in Hell's Kitchen. My roommate can accommodate a move-in date as early as July 1, although most of my belongings will be moved out the morning of July 3rd. You would get the larger room (16' x 11'), which has its own entrance in the building's hallway. The apartment is on the 4th floor of a 4-story building and we are the only occupants of that floor. The kitchen is very spacious and great for anyone who loves to cook, but the living room is admittedly on the smaller side (I think the size of the bedroom more than makes up for it). There is a single bathroom that would be shared with my roommate. The room will be unfurnished, aside from a large wardrobe built into the room (see photos). However, I am looking to sell a few pieces of IKEA furniture including the brown dresser, tall linen tower and square shelving unit (see photos), as well as the A/C window unit, so please indicate if you're interested in your response. The bedroom has a ceiling fan, two tall windows that overlook 9th Avenue, and a third that overlooks 54th Street. The building is on the corner of 54th and 9th, putting you right in the center of everything. There are many bars and restaurants, and you'd be a 10-minute walk from either Times Square or Central Park. For groceries, there is a bodega on the first floor of the building, which is convenient, but there's also a Gristedes, Amish Market, and a Whole Foods in the neighborhood. Your share of the rent would be $1,400/month with a security deposit of $1,250 (due with the first month's rent at or prior to move-in). Your half of the utilities will range from $70 to $90 each month, and it'll typically be more expensive in the summer. The lease has recently run its course so we would be on a month-to-month arrangement at first, with the option to sign another lease with the landlord later on if things work out. A longterm prospective roommate is preferred. The management will require any new tenant to agree to a credit check. Roommate: I'm a 31-year-old gay Latino male with a 9-5 tech job in the Flatiron District. I'm friendly and outgoing, but mostly keep quiet in my room when I'm home. I have occasional guests but usually only on weekends. I'm looking for someone in their mid-twenties or older, clean, considerate, hopefully interesting, who has a regular, full-time job. (Note: there is one compromise you need to be aware of: the apartment is somewhat "railroad" style with TWO main entrances - one going into this bedroom, and the other leading into the kitchen and bathroom. The occupant of this room will need to walk through the hallway to get to the kitchen and bathroom for the sake of my roommate's privacy. There are no other occupants on the floor, and it is the topmost floor, so you will not encounter anyone along the way, but you are technically leaving the apartment going between the bedroom and kitchen/bathroom. I have been living in this apartment for the past 3.5 years, and it has honestly never bothered me. The privacy and space offered by the bedroom, in my opinion, outweighs this minor inconvenience).
