Can I use Caretaker as a broker?

Brokers can use Caretaker both to find listings for their clients, and to list on behalf of clients. At this time, brokers who list must use Caretaker for landlords. This is so that we can make sure all of our renters have an ideal experience.

Here are some guidelines for brokers and brokerages listing on Caretaker:

  • The amount of rent you charge is up to you, but you can not charge additional fees on top of rent and Caretaker's 5% service fee.
  • You must use our tools to vet the applicant, sign the lease, and collect rent. If your client has to sign offline, you can download the lease to let them countersign. We'll give you a link so your client can set up their bank account to receive rent directly into their account.
  • This should go without saying, but if a user reports you bait and switching you will be permanently banned.

For brokers and brokerages finding apartments to rent on Caretaker, the only guideline is that you do not message Caretaker listers asking to represent them. This will be flagged by users or caught by our filters and you will automatically be banned.

You will not receive any notification that your account has been banned, you'll simply not be able to access your account any longer.

We also offer affiliate fees to brokers who refer tenants to units that we manage. Reach out to our support team to learn more about that.
